Have you ever thought about leasing a billboard space on your property? It’s a great way to generate new cash flow income

Today I want to tell you about a great way to generate an extra cash flow stream on your real estate property. If you are a property owner and have property along major highways, Interstate or busy street in the city, you  may want to consider leasing a space on your property for a billboard. It could be a more lucrative decision than you may think. I want to share with you a few tips about how you can get started. No it is not complicated or thousands of property owners across America and around the world would not do it.

Let’s get started. Leasing a location on your property for a  billboard and how you get paid. When renting a billboard space on your property to a billboard company, you have several different options ranging from a lump sum annual cash payments, to monthly payments, or combinations of both.

The sign’s footprint requires an approximate 5’ x 5’ space for a standard monopole steel structures so the impact to your property is very minimal and the return could be great. Not to get your hopes up but some property owners make more off of their billboard leases than of the offices or building spaces they rent. That is quite common in cities in high profile addresses. In rural areas it is generally more lucrative than to crop you plant in that 5′ X 5′ area.

You the property owner normally has the option to restrict advertising displays from adult entertainment ads, alcohol or tobacco ads, or any ads that would compete with a business at the billboard site location. In addition, the billboard company normally pays all Tangible Property taxes and permits associated with the sign structure.

5 things you should know about your property before you call the billboard company

1) Visibility. Do you have a possible billboard location on your property? First you need good visibility from the highway or street where the advertising will be visible from. A normal highway billboard location has a 4 to 5 second read from the highway for viewers. 3 to 4 second billboard reads, 5 and more are better. City billboard locations are more complex. You may have street viewers and slower traffic that should be taken into consideration as well as traffic. Times Square is a great example with over 1,000,000 viewers a day. Most are pedestrians.

2) Traffic Count. Does your billboard property have a good traffic count? That is going to be very important in evaluating what your future billboard locations value is. This is a very important part of the billboard evaluation equation.

3) Property Zoning. Know what your property is zoned before you get started. You are going to need this before you consult the billboard company, you also need the physical address and legal description of the property.

4) Billboard Government Regulations. Know what your local and state laws are governing billboards for your property’s location. Call the local city or county building and planning office, they can help. Ask for the person in charge of the outdoor advertising in the planning department. If your highway is a State or Federally funded Highway such as an Interstate check with your state Department of Transportation’s outdoor advertising division.

5) Billboard Separation. Each city, county and state has their own set of laws governing the distance between each off-site billboard location. Offsite billboards are billboards that advertise a business in a location other than a business located on your property. A billboard on your property is consider an on-site advertising billboard.

Once you have educated yourself on your property you are in a better position to negotiate with the billboard companies. Yes, it is a little work getting all of this together but it will bring you a cash flow for many years to come. I have seen it pay for many things from property taxes, college for the kids, vacations, new cars and even houses. Good luck and enjoy your new found cash flow stream.

By Thomas Gunter – Set your goals high as you journey down the road to success. Raise the bar when you reach a goal and raise it even higher when you reach the next. Never give up! Remember it is your right to be wrong, because if you do not you will lose the ability to learn new things and move forward. One who does not make mistake probably is doing nothing anyway. You cannot be a success without making a few mistakes along the way. Learn from your mistakes and try not to repeat them.

What is success? Is it someone who spent their life working 60 to 80 hours a week, living in airports and   hotels as they fight their way up the corporate ladder to VP of a Company? He would probably consider himself more successful than the guy who owns the local garage in his hometown. You know the guy that spends his nights at home having dinner with his family, the guy that spends his weekends and spare time at home with his wife, playing with his kids,  working on his hobbies.  Could it be the local garage owner may be more happier, healthier and live a fuller life? Ultimately, it is up to each one of us to decide what success means to us, it is important that everyone be mindful of the decision they are making or planning to make it will effect them the rest of their life.

Each one of us has to choose which road in life to take, with each different road come a different adventure, a different successful story and a different love story. Be careful which road you take and make sure it is the right one for you.

Remember I said you have the right to be wrong? Yes you do, you are going to make a few mistakes along the way but the earlier in life you can figure out what your mistakes and weaknesses are the sooner you can move forward and be more successful and happy with every aspect of life. Take charge of your life, if you want to be successful you have to be happy.  Without happiness wealth has very little or no meaning.

Don’t be afraid to change your mind, what is right for someone else may not be right for you.  We are all unique and different individuals; everyone must custom tailor their own life if they want to be happy and successful.

Myself, I took *”The Road Less Traveled” and like Robert Frost said in his poem “The Road Not Taken and that has made all the difference”.   Good luck my friends in making the right choice this is where it gets tough.  Taking the road less traveled was a very hard decision for me with so many roads to choose from.  Many of those roads were quite inviting but dead ends.  Once I made the right choice I never looked back except to measure my success and failures. From that point on I knew who I was and where I was going. For you the road most travel may the right choice for you, like I said we are all different. We see,we feel and we do things differently so don’t be judgmental of the people who choose a different road than you.

A man who also took “The Road Not Taken” was one of the most successful business men in today’s  business world; he was the late Steven Paul Jobs better known as “Steve” Jobs, co-founded of Apple IncorporatedSteve Jobs was a household name and American business legend in the world of success. He helped revolutionized the world as we know it today with his contributions as a designer, inventor and entrepreneur in the world of communications and computers technology.

I will leave you with the following thoughts you may wish to consider using on your own road to success, they were spoken by the late Steve Jobs. Steve had a set of principles he lived by which I would like to share with you.

1. Do what you love.

2. Put a dent in the universe.

3. Make connections.

4. Say no to 1,000 things.

5. Create insanely different experiences.

6. Master the message.

7. Sell dreams, not products.

Outdoor Billboard Advertising works for you 24 hours a day, 7 days a week and 365 days a year. It reaches out to millions of motorist across America selling service and products for thousands of products and businesses every day. Many of us rely on outdoor advertising to find services and places of business along America’s highways.The outdoor adverting business in America is over 100 years old and since it’s early beginning it has increased in advertising sales and revenue ever since. It has been the center of focus by marketers ever since they discovered its effectiveness with passing motorist on the highways and byways of America, As the years past the advertisers became more and more creative and motorist began to rely more on the roadside billboard to tell them where to go and what to buy.

I painted and built highway billboards from the early 60’s to the late 80’s across America I got to see first had how effective outdoor advertising is. One of the companies I work for became a national chain it name was Stuckey’s. I have seen on many different occasions when one of their exit billboards or a primary billboard go down from a storm, the inside store sales would drop several hundred dollars even thousands of dollars a day immediately.

If the billboards was not painted regularly and maintained sales would slowly drop to nothing. When the billboards were freshly painted sales would immediately pop up!

My company was treated like the US Calvary when we came in to saved the day.

Can you imagine if painted billboard would increase sales that much… How much would a bright digital billboard would have done?

Have no doubt billboards are a very powerful media. The Digital billboards are todays answer to advertisers everywhere. One digital can replace 6 to 8 conventional billboards on one location. An advertiser no longer has to settle for one static ad he can have many different ads all in the same day. McDonald’s can advertise every product on the menu if they wish. Ford can sell every model of car or truck on the lot. Digital billboards are not just for large companies they allow small businesses to advertise as well. Mom and Dad’s restaurant down the road can now afford outdoor advertising.

I once told a billboard buyer I wanted to be able to sell advertising to everyone in the neighborhood including the guy under the bridge” I pointed to guy holding an “I Will Work for Food” sign. Well I didn’t sell the guy under the bridge but I did sell the billboard to the guy I was talking to, he got the point.

Today 46 plus years after I began, I still own a company that consults, builds, sells and buys billboard across America. From the bright lights of Times Square in New York City to bright light of Hollywood in Los Angeles, California. I spend a lot of time consulting and telling others how to build their own “Digital Cash Flow Machines” that is the nicknamed I gave my own line of digitals billboards.

The point is billboards this is a very lucrative business and a win, win for everyone from the property owner to the billboard owner and the advertiser. You don’t have to be a large company to get in on a very lucrative business capable of producing a 100% return on investment in 1 to 3 years. To do that you do have know what you are doing. I would suggest you hire a professional billboard consultant first, you’re going to need more than a text book to make this one happen.

BILLBOARDS AND THE FUTURE

One digital billboard can do the work of 6 to 8 conventional static billboards. In my opinion they look much more attractive that the static billboard. The cities are trading off the tradition static billboards at a ratio of 4 to 6 static billboards for one digital, that sounds like a win, win for everyone, right?. Not really unless you are a large billboard company that would like to trade off your income billboards.

Some of the politicians and garden clubs would take them all down if and plant flowers or a trees. Can you imagine Times Square without its electronic billboards? How about the flashing billboards in Las Vegas? Would you take the famous “Hollywood” landmark billboard down and plant a few bush or trees instead? What if you took all the billboards down? Stripped every American city naked of all the billboards and cleared them from the highways? Would that not be a desecration of the face of America? You bet it would and it is not going to happen.

I think you will be seeing less static and more digital billboards across America in the future as laws regulating and governing billboards get tighter. The trade-off of 4 to 6 static billboards for one digital is a great deal for the cities but not for all billboard companies. For instance a small mom and dad billboard shop in LA or Dallas may not have 4 to 6 billboards to trade-off for one digital billboard, where a large billboard company such as Clear Channel Outdoor which has many. How do you make this fair to the mom and dad operators? Their rights are also important; these kinds of laws knock them out of the race leaving a monopolized market by the large companies. The small guy loses once again.

It would be great to see the clutter cleaned up and quality control move in as long as it is not at the expense of the little people who make up the majority. If the mom and dad operator’s rights are to survive is important to take them into consideration when writing new laws by both state and local governments.

HOW TO BUILD A CASH FLOW MACHINE

Did you know “Digital Billboards” in a great location can produce 6 to 10 times the revenue of a standard static billboard in the same location? How is a ROI on investment of $48,000.00 to $80,000.00 per month on a $400,000.00 to $600,000.00 Investment? Can your bank do that? Stocks and Bonds? I confess 3 to 4 years ago I was one of those people that said digital will never work. You have to prove something to me first, I am from “The Old School” when it comes to outdoor advertising. I watched the technology get better and as it improved it caught the ad agencies and advertisers attention. The following three I watched the ads and images change too sharper and more crisp. The demand was getting incredible. They actually did make the big money! It was finally a Wall Street firm who convince me when they offered me a partnership and CEO in a national digital billboard network they were planning. That was January 2008 before the economy crashed.
Like any normal investors it is about the ROI… bottom line. These digital billboards really work like they said, they worked so well I coined the phrase and name for them as “Cash Machines” because that is what they are … The returns on investment are incredible.
A Few Words of Caution: You need more than just a digital billboard and a plot of dirt to make this work. First you need to employee the services of a reputable billboard consulting company with a track record, one that knows how to make all of this work. Today you need “Old School” plus “New School Technology.”
It is time to get back in the game; there is still at least one business out there I know that is making money, outdoor digital advertising. Outdoor advertising makes over 6.4 Billion Dollars a year in advertising revenue in the USA alone. Money markets, socks and bonds, real estate you are just treading water and in many cases you re losing ground, I am sorry to say they don’t cut it in todays economy.  You need to consider “Alternative Investing,” you need to consider adding outdoor advertising to your portfolio.

Be ready for long hours that often generate no immediate income?  Working long hours is normal when you are working for yourself.  Sometimes you work these long hours with very little or no pay especially in the beginning.

In closing I cannot express how important it is to do your research and educate yourself before you begin.  Make sure this is something you will enjoy.  If you can start out part-time, do it  before you give up your day job. Don’t quit your day job until you are sure you are ready.  And remember to always have a backup plan.
